An ideal example of a refurbished city-fringe building, this project creates a highly flexible, mixed-use development that sits comfortably among its neighbours. Its material palette draws upon the brick, steel and concrete warehouse buildings of its immediate environment. The creation of courtyards and light wells permit natural light and ventilation to enter the building, helping separate its various uses.

Inspired by the city in the distance, along with adjacent mature trees, a light-filled atrium becomes the lynchpin of this commercial office building. Sensitive site planning responds to its environment to create efficient arc shaped floor plates in an embracing ‘outstretched arms’ gesture. The atrium and floor plates are wrapped in a triangulated glass façade that opens the building to the city and creates distinctive spatial features that place the user at the centre of the design.

This fit out challenges classical and traditional forms of commercial interior design. Inspired by the greenhouse look and feel of the space, it embraces the concept of organisation as living entity. The language of the tree is employed - vertical circulation stairs are opened up as outdoor space and timber-wrapped meeting rooms hover along the atrium edges. Workspaces, team spaces and meeting spaces (open and enclosed) are all interwoven to celebrate the diversity of individuality and community.

Several strategies have been employed to improve the performance of this building and its impact on the environment. A triple skin facade is vented and fitted with internal motorised louvres that respond to changing light conditions. Its large atrium provides passive return air convection and allows natural daylight to penetrate workspaces. The project is a mature, multi-faceted response to a corporate commitment to sustainability.

A metal screen fronts a delicate and modern addition to an Auckland landmark. The screen holds an important street line while veiling a vehicle ramp. Dark metallic layers offer glimpses of glowing chandeliers, flowing drapes and generous spaces. The enclosed Victorian-inspired structure culminates in a spectacular room with a view befitting the Northern Club’s privileged ridgeline location.

This work of international standard is entirely appropriate to the unique and eclectic context of Karangahape Road. Bold architectural manoeuvres deliver the client’s programme, while the rigorous attention to detail further enchants the eye.

The inverse cruciform plan structure that has been employed serves a number of purposes. It no only enhances both the architectural and commercial programme, but also serves as a cornerstone to the environmental strategy of this proposal as it allows the building to be naturally aspirated.

This project delivers at a macro regional planning level by revitalising the city fringe, and also at a micro level place-based level with its cleverly arranged panoramic views, daylight penetration and sense of connectedness and community between tenants. This simple arrangement also allows the building to be naturally ventilated, which minimises running costs and reduces overall energy consumption. The architectural detailing is superb throughout and the materials used by the architects and landscape consultants are extremely robust and high quality.

 

Category: Resene Colour Award

A lift shaft of faceted green and blue glass effectively punctuates the enclosure of the corten facades in the courtyard, emphasising the verticality of the public space. Colour is applied to enhance the landscaped intent of the courtyard.
